What we do
Residential plumbing across El Dorado County. Some commercial on request — call and we'll tell you straight whether we're the right fit.
Leak detection + repair
Typical pricing: $180 trip fee waived on repairs over $400
Mountain homes hide leaks in places suburban homes don’t — slab foundations pinned to granite, well-fed galvanised still in service, irrigation supply running under a meter of snow in February. We bring the toolkit for that specific problem.
What’s in a typical leak call:
- 15–20 min of questions before we arrive (when did it start, is the meter spinning with everything off, is there water staining)
- Acoustic scan + thermal imaging to locate without opening walls
- Written estimate for repair options — epoxy re-line vs section replace vs full repipe — before any repair work begins
- Same-day repair on 80% of calls we take
When to call us right now instead of tomorrow:
- Water heater leaking from the bottom (not the top fittings)
- Ceiling stain expanding under an upstairs bathroom
- Meter spinning with every fixture off
Water heater install + repair
Typical pricing: $1,800–$3,400 installed (tank) · $3,800–$5,600 installed (tankless)
We install Rheem tanks and Navien tankless units. Both have the parts availability and service networks that matter when yours quits on a Sunday night in January.
Why a 5-year warranty:
Manufacturer warranty is 6–10 years on the tank. Ours covers labour + parts for 5 years on top of that — meaning if anything fails in the first 5 years of the install, we come out and fix it, no charge.
Gas, electric, propane: all three covered. Most mountain homes are propane — we’re set up for that.
Tankless considerations up here: cold inlet water in winter at 4,200 ft is closer to 36°F than the 55°F tankless sizing charts assume. We size up by one tier; you’ll thank us when the shower still runs hot in February.
Drain cleaning + hydro-jetting
Typical pricing: $185 cable · $420 hydro-jet · $95 camera-only inspection
Our drain machine handles 1½” to 4” lines — enough for residential. For sewer main work we run a 6” hydro-jet and we always follow with a camera pass, because fixing a clog without seeing the line is how you end up doing the same job twice.
We don’t do root treatments. If you’ve got tree roots in the main, we’ll document it with the camera and hand you a sewer-scope video so you can get three bids for a liner or spot-repair. We’ll be one of them, but you should get the others too.
Fixture install
Typical pricing: $220–$380 install (supplied), $340–$540 install (we supply)
Bring your own fixture or let us bring one. Either way works.
Water rebates: El Dorado Irrigation District offers $75 per high-efficiency toilet and $100 per smart irrigation controller through their Water Wise Rebate Program (we’ve installed under this program a lot). We can do the install + help you with the rebate paperwork; it’s a $50 fee for the paperwork assist, usually worth it since the form is annoying.
Emergency plumbing
Typical pricing: Flat $160 after-hours trip fee, waived on repairs over $500
“Emergency” means one of three things to us:
- Water is actively flowing somewhere it shouldn’t be
- You have no water and it’s below freezing outside
- Sewer is backing up into a fixture
If it’s one of those three, call (530) 555-0147 and a human will pick up within 3 rings. Not a dispatcher — a plumber or Janine, and she’ll find you a plumber inside 15 minutes.
What we won’t do at 2am: non-emergency fixture replacements, water heater swap-outs that can wait till morning, cosmetic repairs. You can still call — we’ll just book you for the morning.
